December, 2013 – March 2014: Inland/Shinyway raises approx. $28 mil through immigrant investors; funds from Shinyway investors are placed in a secure escrow until USCIS approval of first I-526


January 2015 – January 2017; Inland/Investor LP initiates loan; $28 million is loaned to Borrower in monthly installments; Truax II Building is constructed and final tenants are signed up


January 2015 – January 2020: Borrower makes interest only payments on $28 mil construction loan to Inland/Investor LP


January 2020: Borrower re-finances and uses proceeds to repay $28 million principal to Inland/Investor LP


Developer (Truax Development) has secured preliminary City approvals for the Phase II Project and has Options on the land.

City of Temecula has committed $36 million for parking structures($18 million for Truax II assuming 50% is used by Project tenants and customers) : $24 million for the already built structure on Mercedes Street and $12 million for a planned 500-space structure on Second Street.

Developer is in process of securing $5 million in additional equity.

Groundbreaking scheduled for January 2015.
